A clearer offer strategy

Planning an offer on a Cincinnati home

A thoughtful offer starts with two questions: what does the evidence support, and what are you comfortable agreeing to? Work through the price and the other terms together. The strongest plan for you is one that fits the property, your finances, and the risks you are prepared to accept.

Separate your opening offer from your limit

Review the most relevant completed sales and the property's condition before deciding on a number. Ask why each comparable matters and where the comparison is imperfect. Consider the property's time on the market, any available pricing history, and the alternatives you would actually pursue.

Choose an opening position and a separate upper limit. Your limit should reflect the total commitment you are comfortable making, including potential work after closing. Write down the reasoning before negotiations become urgent so you can revisit it with a clear head.

Compare the entire proposal

Price is only one decision. Discuss the financing plan, earnest money, requested credits, inspections, appraisal terms, closing date, and possession arrangements. Ask which details are important to the seller and which changes would create a meaningful burden for you.

Illustrative example: two offers can have the same price but different requests for seller-paid costs or different possession dates. To choose between those approaches, compare their effect on your available cash and moving plans. This is a framework for discussion, not a prediction about what a seller will accept.

  • What is the total cash commitment under this proposal?
  • Which terms protect against an uncertainty you still need to investigate?
  • Which dates have been checked with the people responsible for meeting them?
  • What would make you counter, accept, or stop negotiating?

Understand an inspection choice before making it

The CFPB recommends an independent inspection to understand the home's physical condition. Discuss the exact inspection provisions with your agent before offering. Do not assume that a reassuring showing, a disclosure form, or an appraisal answers every condition question.

If a finding needs further evaluation, identify the right specialist and the information needed for a decision. Discuss any proposed repair, credit, or other response within the actual agreement. A seller's willingness to negotiate should not be assumed.

Discuss appraisal concerns with your lender

An appraisal is a professional opinion of value. If it comes in below the purchase price, the CFPB recommends obtaining and reviewing the report and considering your options, including a price discussion with the seller. Contract terms affect the available choices.

Before agreeing to cover an appraisal shortfall, ask the lender to explain a specific scenario using your proposed financing. Review the additional cash you could need and what would remain afterward. Make sure the wording and your intended limit agree.

Reassess when the information changes

A counteroffer, an inspection result, or a lender update may change the decision. Ask what is new, whether it changes your valuation or cash commitment, and whether the home still fits your priorities. Cody can help organize that discussion and explain the available paths without treating acceptance as the only successful outcome.

Common questions

Does a higher price always make an offer better?

Evaluate the entire proposal. Price, requested credits, uncertainty, and timing can matter differently to each party. Ask what the seller values while keeping your own limits clear.

Can a tool tell me whether my offer will be accepted?

No tool can know a seller's decision. An offer-planning tool can organize choices and highlight tradeoffs, but the property, competing offers, and actual contract still require review.
